St. Francis Senior Ministries offers several independent living floor plans to fit any budget. Whether you’re looking for a spacious villa with room to maintain your hobbies or seeking something smaller to simplify your lifestyle, there’s a home for you at St. Francis Senior Ministries.
Independent Living Villas
St. Francis Villas and Friedman Village Villas feature maintenance-free villa-style homes that are between 1,400 and 1,800 square feet.
The St. Francis Villas campus offers carefree living in a peaceful, rural setting on the grounds of the Motherhouse of the Sisters of St. Francis of Tiffin, while the Friedman Village Villas campus is tucked among landscaped lawns on the other side of our community.
Each independent villa includes:
- Two bedrooms
- Two full bathrooms
- Open living areas
- Full kitchen
- One- or two-vehicle garage
- Patio or all-season room
All homes in St. Francis Villas and some in Friedman Village Villas feature a third room, which many residents like to use as a den or guest bedroom.
Independent Living Apartments
Elizabeth Schaefer Apartments offer our most affordable independent living option. One- and two-bedroom floor plans range from 650 to 997 square feet.
Each apartment includes:
- Individually controlled heating and air
- Walk-in closet
- Updated kitchen with stainless steel appliances
- Full bathroom with step-in shower
- Emergency health call system
Building amenities include:
- Inviting resident lounge and dining area
- Large auditorium for events and family gatherings
- Chapel
- Exercise room
- Library
- Extra storage spaces
- Laundry room
- Guest room for overnight guests for a minimal fee
- Secured access to all entrances
- Available garage spaces for a small fee

Is independent living right for me?
Independent living at St. Francis Senior Ministries is for adults age 62 and older who don’t require assistance, and want to live a carefree, active lifestyle in a faith-based retirement community.
St. Francis Senior Ministries values the diverse identities, backgrounds, languages, religions and cultures that are part of God’s creation. We warmly invite any person over the age of 62 seeking opportunities to connect with like-minded people and maximize their retirement to enjoy life in our community.
When is the right time to move to independent living?
The sooner you move to independent living at St. Francis Senior Ministries, the sooner you can enjoy a carefree lifestyle, meet new people, dedicate more time to your spirituality, and live life fully. Once you’re here, you’ll have priority access to higher levels of care, if you should ever need them.
How much does independent living at St. Francis Senior Ministries cost?
For independent living villas, residents are required to pay a partially refundable entrance fee ranging from $190,000 to $225,000, depending on the floor plan they choose. There is a one-time, nonrefundable $1,000 application fee, and a monthly service fee of $797. Your monthly fee includes:
- Real estate taxes
- Property and comprehensive insurance
- Emergency health call system
- Lawn and landscape maintenance
- Snow removal
- Trash removal
- All inside maintenance, including major appliances, plumbing, heating and cooling, and more
St. Francis Villas and Friedman Village Villas residents are responsible for paying all utilities.
Independent living at Elizabeth Schaefer Apartments also requires a one-time nonrefundable $1,000 application fee, with monthly service fees ranging from $827 to $1,035, depending on the size of the apartment. There is an additional monthly charge of $50 for a second person. There is no long-term lease required, and many utilities are included except for electricity, cable and telephone.
Is independent living at St. Francis Senior Ministries pet-friendly?
St. Francis and Friedman Village Villas allow pets, and require a one-time $300 pet deposit. Currently, pets aren’t allowed at Elizabeth Schaefer Apartments. Contact our team to learn more about our pet policy.
What if I need higher levels of care?
While our health services are available to all older adults in Tiffin, OH., and surrounding areas, St. Francis Senior Ministries residents receive priority access to on-site higher levels of care, including assisted living, long-term care, skilled nursing, memory care services, and senior rehabilitation, if needed.
